Terms and Conditions
Does the guarantor have to pay the application fees?
Yes. This requirement is waived for successful candidates only, if the guarantor is a government agency or a business entity. The application fees will be deducted from the first month rent of the successful renters. For unsuccessful candidates, the application fees are non-refundable.
Equal Housing
It is our expressed policy that we do not discriminate against anyone because of race, color, religion, sex, handicap, familial status, or national origin.
We neither lease to:
• Applicants that falsify information on their rental application nor Applicants that cannot prove their legal residence status.
Occupancy
The prospective Tenants understand that they will rent a 100% furnished room(s) in a single family house located at
4843 Sweetgrass Lane. Colorado Springs. CO. 80922, which has 6 bedrooms, 3.5 bathrooms and shall house a
maximum household composition of 8 persons. Utilities are included with a monthly restriction up to $30/person. Any utilities overage will be charged to the Tenants as additional rent. A maximum of 2 garage and 2 driveway spaces will be available.
Applications
All prospective tenants 18 years old or older (including spouse if married) and/or parent/guardian must provide a signed
and completed application. A background check and rent and employment history will be run on each individual adult
applicant. A copy of a government picture ID and a non-refundable application fee of $40 (cash, Cashier’s or Certified
checks or money orders) must accompany each application. A Social Security number is required to apply (for credit
verification). An additional $40 fee will be required for every Parent/Guardian acting as a Guarantor, if applicable. This requirement is waived for successful candidates only, if the guarantor is a government agency or a business entity. The application fees will be deducted from the first month rent of the successful renters. For unsuccessful candidates, the application fees are non-refundable.
All information in the rental application(s) regarding employment, criminal, credit, and landlord history must be verified
before a decision on the application can be made. A decision on an application may be delayed due to delays in the
verification process. This could result in the room/bed being offered to other applicants who submitted their applications later
but the information was readily verifiable, which concluded in being able to make a decision of approval or disapproval
and offer of room/bed prior to other earlier dated rental applications.
Information to be verified for each adult applicant 18 years of age or older and/or parent/guardian:
Income*
· Monthly rent shall not exceed 33% of gross monthly income of all applicants' individual guarantors who must have a
minimum of two years stable, verifiable employment. The same rule applies to parents/guardians. (Copies of 3
months pay stubs are required, if applicable)
· The applicant/applicant’s parent/guardian must be: (a) currently employed full time and must have been employed for
at least 18 months out of the 24 months preceding the date of the application(s); or (b) elderly or disabled. Full time
employment shall mean at least 30 hours of paid employment per week.
· Employers who refuse to verify Applicants' Guarantors income or length of employment may cause rejection.
· Self employed applicants' Guarantors whose income is necessary to qualify to rent must provide copies of six month’s of bank statements and the last two years of complete IRS tax filings to show stable income.
· Other income including but not limited to scholarships, student loans and/or bank statements shall be verified by third party documentation or by documentation submitted by the applicant who in management’s sole determination is deemed necessary.
Residence History *
The applicants' parent/guardian/guarantor should have verifiable third party rental history with non-related family/friends for
at least 2 years preceding the date of application(s). Applicants may be disapproved if applicants and/or guarantors landlord references, credit report, or court records indicate, but not limited to, any of the following:
• Failure to pay rent, damages or other sums when due.
• Repeated late payment of rent.
• Disturbances, loud noise, fighting, physical violence and/or threats of physical violence against persons and/or property, drug related activity, gang related activity, and/or other conduct, which violates the right of quiet enjoyment by applicant, guarantor, occupants, household members, guests, visitors or invitees.
• Allowing unauthorized persons to live/stay in the unit in violation of the lease.
• Poor housekeeping habits or unauthorized pets.
• Lease termination by the landlord; request to move by landlord; eviction actions or proceedings filed on the applicant/applicant’s parent/guardian/guarantor; and/or non-renewal of lease for non-payment of rent, damages or other sums due, substantial or material violation of lease agreement, material non-compliance of the lease agreement, other good cause or for a violation of a lease.
• Damages to the current or previous place of residence, common areas, or other units beyond normal wear and tear.
• Lease violations or unwillingness or inability to abide by lease provisions and/or house rules.
• Eviction within the last five (5) years from the date of the application.
Credit*
A complete investigation of credit history of each applicant/applicant’s parent/guardian/guarantor will be made. (Copy of a valid state photo ID or driver’s license is required).
• Cannot have any recent re-possessions or bankruptcies.
The applicant/applicant’s parent/guardian/guarantor credit history must show the ability to pay the full rent on time. The applicant/applicant’s parent/guardian/guarantor may be disapproved if an applicant/applicant’s parent/guardian/guarantor credit report, landlord references, or court records show that the applicant/applicant’s parent/guardian/guarantor or the co-applicant(s), if any, owe outstanding collections, judgments or contain evidence that a debt or sum of money is owed to any of the following:
• Current or prior landlord
• Utility provider
• A provider of telephone, cable, gas, or other service generally provided to a residence.
Criminal
We do not accept applicants that have a criminal record. This includes but is not limited to a conviction of or deferred adjudication for:
• Any felony.
• Drug or DUI Arrest.
• Crimes against people or property.
• Spousal abuse.
• Crimes involving the manufacture, sale or distribution of controlled or illegal substances.
• Crimes involving solicitation of prostitution or prostitution.
• Sex crimes.
However, it is the sole discretion of the Landlord to qualify or disqualify an applicant/applicant’s parent/guardian/guarantor that has a minor offense on his/her record.
Pets and Weapons
No pets including but not limited to animals, reptiles, birds, fish and insects, no weapons, no rifles, no guns, no ammunition, no knives, no swords kept in unlocked containers are allowed on the property at any time for any duration or for any reason whether the pets’ or weapon’s owners are the tenants, guests, visitors or invitees.
Exceptions
At the Landlord’s sole discretion, all the aforementioned requirements may be waived if the tenant's guarantor is not an individual but a government agency or a business entity.or a special situation exists regarding a requirement that is not met. The final determination will be made by the Landlord and will depend on each individual situation.
Procedures for Notifying Applicant/applicant’s parent/guardian(s)/guarantor of Approval or Disapproval
Applicant/applicant’s parent/guardian/guarantor shall be disapproved if we are unable to verify income, rental, credit, or criminal
history. False, incomplete, or misleading statements or omissions on the application will result in disapproval of the rental
applications. Falsifying information to obtain property or credit is a Class A misdemeanor.
We will notify you by email and/or phone listed in your application whether you’ve been approved within three (3) business
days, after we have received a completed application. Your application will be considered “disapproved” if we fail to notify
you of your approval within thirty (30) days after we have received a completed application. You must not assume
approval until you receive actual written notice of approval.
The first Applicant/applicant’s parent/guardian/guarantor who: 1) meets all the requirements above, 2) agrees to the deposit and
rental terms within two business days of notification, 3) provides the appropriate deposit, plus first month’s rent, all paid in
Cashier’s or Certified checks or money orders within 2 days of agreement, and 4) signs the license agreement will be accepted
as the Renter. Prior to move-in, Landlord will fill out the property and furniture inspection reports and will send copies to
the prospective Tenants. During the term of your lease, when other new tenants move-in and/or at the end of your lease, after Tenants move out and surrender their keys, the Landlord will inspect the property and fill out the final property and furniture inspection reports and send copies to the Tenants. Each renter pays 100% of any maintenance and/or damage(s) to the property and/or furniture caused by negligence, misuse or misconduct. Refundable deposit(s), which can NOT be used to pay any rent, will be refunded to the Tenant at the end of the lease, minus any expenses for damaged or missing items. Early termination of the lease or property abandonment or eviction may cause loss of deposit(s).
Authorization to Release Information Related to a Residential Lease Applicant

I/We give my/our permission to release the following information to the above Company's Property Manager:
1. To my/our current and former employers to release any information about my/our employment history and income history.
2. To my/our current and former landlords to release any information about my/our rental history.
3. To my/our current and former mortgage lenders on property that I/we own or have owned to release any information about my/our mortgage payment history.
4. To my/our bank, savings and loan, or credit union to provide a verification of funds that I/we have on deposit.
5. To obtain a copy of my/our consumer report(s) (credit report) from any consumer reporting agency and to obtain criminal background information about me/us prior to signing the lease, any time during the lease or lease renewal and after the lease renewal.
